WHAT IT ACTUALLY MEANS
Rates aren't dropping fast, and they're not supposed to. Forecasters expect 30-year rates to hover around 6.4% to 6.5% for the rest of 2026. This is the new normal, not a pause before a return to 3%. What's changed is supply. Nationally, about 10 million homeowners now carry mortgages above 6%, meaning they're not locked into an old rate they'll never see again, so more of them are willing to list. That's part of why Orange County inventory keeps climbing even as prices hold. For buyers, this is the most negotiating room you've had in years. For sellers, it means pricing accurately from day one matters more than it did in 2022, homes aren't selling on hope anymore.
LOCALLY
If you're in Huntington Beach specifically, this shift shows up as more competition for buyer attention, well-priced, well-presented homes are still moving in around a month, but overpriced listings are sitting.
